Why should I choose Apex Realty Investments for investing in real estate?
ARI provides you with a comprehensive and advanced system that offers you the most lucrative and suitable properties to invest your money in. Our efforts are focused on properties that are completely rented and can generate a positive cash flow, as well as a handsome passive return. Our properties offer you a good portfolio, as well as appreciation.
Is appreciation involved in the analysis process?
The appreciation process is quite extensive, so it isn’t involved in our analysis. Once you have invested in a property for 5-10 years, you can expect to receive appreciation on it, provided that there are no financial setbacks. This is why we choose properties that pay for themselves. We believe that a property that generates more income than its expenses pays for itself. Moreover, if it generates more rent than its mortgage, then you would have to pay less money to the bank. Therefore, you are able to generate monthly income in terms of the cash flow, as well as annual income with appreciation.
Do you also list houses and condominiums on your platform?
We usually list properties that have two units or greater. This is because these types of houses are almost empty, and their rent hardly matches the expenses, which means that they aren’t exactly profitable. Therefore, we work and analyze properties that have no vacancies.
Do you feature residential investments only?
Our platform provides you with residential, commercial, semi-residential, and semi-commercial properties. For residential properties, we require at least a 20% down payment, and for commercial properties, we require a 30% down payment or higher.
How do you know if a property is fully rented?
At ARI, we go through hundreds of properties and analyze them every day, which is why we are able to find out their occupancy status.
Do you factor in management or vacancy in your properties?
We only charge management fees of 5% in cases with 10+ units. Moreover, if the units exceed 10, we add a vacancy rate of 3%. Below that, the vacancy rate isn’t accurate. Therefore, we only focus on fully rented properties.
Who pays for the heating and water?
Either the owner or the tenant will be responsible for paying these charges. If the owner pays it, the amount will be factored into the cash flow analysis.
What does total yield refer to?
The total yield is a combination of two different rates of return: the rate of return on the cash flow and the rate of return on the equity portion of the annual mortgage.
